Roof, heat and water planned as one system

PLT Roofing is the roofing arm of PLT GROUP LIMITED, and we work on one idea that has kept us busy for years: the roof, the heating and the plumbing in a building are not three separate problems. They share the same structure, the same voids and the same water supply, and when they are designed apart, somebody pays for it later with a leak, a cold room or a boiler that cannot breathe. We put them together.

Our teams cover roof-integrated HVAC and plumbing systems, which means we install, replace and service plant that lives in or on the roof rather than in a plant room at the back. That covers air source heat pumps mounted on flat and pitched roofs, rooftop condensers and ventilation units, rainwater harvesting and roof drainage, and the pipework that ties all of it into the building below. One crew, one sequence, one point of responsibility.

Most of our work comes through builders, facilities managers and homeowners who have already been told by two or three trades that the job is somebody else's. We survey the roof first, because that is where the weight, the wind loading and the weather actually land, then we design the mechanical side around what the structure can carry. If a roof cannot take a unit without strengthening, we say so before anyone orders equipment.

We are a small, directly employed business rather than a brokering outfit. The people who survey your roof are the people who install on it, and the same office answers the phone when you ring about a service visit two winters later. That matters more than any accreditation badge, though we hold the usual ones for gas, electrical and working at height.

Everything we fit is commissioned on site and handed over with photographs of what is behind the finishes, so the next person to open a ceiling or lift a membrane knows what they are looking at. We would rather spend an extra hour labelling pipework than have a future engineer guess. It is not glamorous work, but it is the reason our callbacks are rare.

The old ground-mounted unit had been flooded twice and the client wanted the replacement out of reach of surface water. We surveyed the flat roof first, confirmed the joists could take the point loads and built a raised Galvanised frame with anti-vibration mounts. The crane lift was booked for a single morning so the building stayed open, and we had the refrigerant lines run, pressure-tested and insulated before lunch. Commissioning was done the same afternoon and the client had photographs of every joint before the membrane was dressed back over the curb.

Six terraced properties shared a drainage run that backed up in heavy rain, and the client wanted the water used for gardens and WCs rather than sent to the sewer. We replaced the gutters and downpipes on the rear elevation, fitted a shared filter and tank in the back lane, and ran a pumped supply into each property. The work was done in two phases so no household lost its downpipe for more than a day. Each house was handed over with a simple isolation valve and a one-page drawing showing where everything runs.
